
The ACCESS Companies have announced the construction commencement of its redevelopment plan for the long-vacant former Gordman’s and Toys R Us spaces at the Lake Manawa Centre in Council Bluffs, Iowa.
Ross Dress For Less, HomeGoods, and Sierra Trading Post will join Walmart, Sam’s Club, Home Depot, and many other national tenants in the bustling power center, which includes high visibility from both I-80 and I-29. The two empty boxes were purchased individually by a joint-venture partnership sponsored by Sower Capital Management, LLC, an affiliate of ACCESS.
“The strategy of demising larger box space into smaller, multi-tenant opportunities is not without its dynamic challenges, all exasperated by the significant construction inflation we’ve been dealing with the past three years. I think the quality of this tenant lineup is the best possible outcome for these spaces and speaks to the volume potential this highly concentrated trade area offers its tenants. It feels good to breathe new life into this area,” says Darren Hicks, a Principal of both ACCESS and Sower.
MONTAGE Builders, LLC, is performing the general contracting duties, including complete renovation of site work, building façades and upgrades to the mechanical, electrical, and plumbing systems. The MONTAGE team will also be completing the interior buildouts for HomeGoods and Sierra Trading Post.
