The ACCESS Companies have announced the construction commencement of its redevelopment plan for the long-vacant former Gordman’s and Toys R Us spaces at the Lake Manawa Centre in Council Bluffs, Iowa.

Ross Dress For Less, HomeGoods, and Sierra Trading Post will join Walmart, Sam’s Club, Home Depot, and many other national tenants in the bustling power center, which includes high visibility from both I-80 and I-29. The two empty boxes were purchased individually by a joint-venture partnership sponsored by Sower Capital Management, LLC, an affiliate of ACCESS.

“The strategy of demising larger box space into smaller, multi-tenant opportunities is not without its dynamic challenges, all exasperated by the significant construction inflation we’ve been dealing with the past three years. I think the quality of this tenant lineup is the best possible outcome for these spaces and speaks to the volume potential this highly concentrated trade area offers its tenants. It feels good to breathe new life into this area,” says Darren Hicks, a Principal of both ACCESS and Sower.

MONTAGE Builders, LLC, is performing the general contracting duties, including complete renovation of site work, building façades and upgrades to the mechanical, electrical, and plumbing systems. The MONTAGE team will also be completing the interior buildouts for HomeGoods and Sierra Trading Post.

One 9,000 square foot space remains to be leased in the project. ACCESS Commercial hosted their fourth annual ACCESS Open event benefiting Folds of Honor on Thursday, September 26th, 2024. This tournament at Stone Creek Golf Course in Omaha was supported by 38 sponsors and 224 golfers; together, these sponsors and participants raised $125,000 for Folds of Honor.

Folds of Honor is a national nonprofit that has been meaningful to ACCESS for many years. The donation raised for Folds of Honor will go directly toward scholarships for the spouses and children of fallen or disabled American military service members and first responders. Folds of Honor is proud to have a cumulative average ratio of ninety-one percent of every dollar raised going to their scholarship program, meaning each donation has a great direct impact on the recipients.

ACCESS met their goal of $125,000 raised, in collaboration with sponsors and network partners. With all four years combined, over $400,000 in scholarships have been provided to families through Folds of Honor and The ACCESS Open.

In attendance this year was Michelle Landes, Regional Impact Officer with Folds of Honor, and Sydney Long, former Folds of Honor scholarship recipient and local University of Nebraska-Lincoln alumni. Sydney’s father, Mark, served in the military for 23 outstanding years.

We’re thrilled to announce another successful ACCESS Onboarding Week, which took place November 14-15. This event is more than just an introduction to ACCESS – it’s a deep dive into the DNA of our company, laying the foundation for success and growth of our team.

Designed for new and recent hires, this week provides a holistic overview of our company’s values and culture, helping employees gain a deep understanding of what makes our organization unique. Our goal is that this shared knowledge gives a sense of belonging and helps align employees with our mission and future vision.

We implemented Onboarding Week this year, with a very positive response thus far from our new and recent hires. This is just one way we’re investing in our team to help them find success and fulfillment in their real estate career.

Providing our team with opportunities to learn about our clients is another integral part of Onboarding Week. With lunch at Twisted Cork and happy hour at Blue Sky Patio & Pickleball in Regency Landing, we’re able to connect with and support our clients and allow our team to see the tangible impact they have on our community. 

We had our new team members, as well as a few familiar faces, participate in this Onboarding Week. We’re excited to introduce you to:

With summer setting and the leaves starting to turn, we were excited to bring back the spirit of togetherness to Regency Landing. After the success of our Summer Popshop, co-hosted by Blue Sky Patio & Pickleball, Bob and Willie’s Wonderbowl and The Collective, we brought a fall-themed event to the community on Friday, October 20. 

Tricks and Treats

One of the highlights from our fall event was a bonfire and s’mores for the whole family. And attendees had an opportunity to win a pass for four to Vala’s Pumpkin Patch with a family-friendly game of trick-or-treat. 

Helping us Enter Autumn in Style 

Twenty-two local vendors returned to set up shop at the Fall Popshop, and they brought a trove of autumn-inspired, handmade items, cozy apparel, and unique eats. Our vendors, including Clean Eatz – Omaha NE, Superior Dental Health, Early Bird – Regency Landing, Incontro Cured, We Don’t Coast, Fancies Be, The Eclectic Den, Brooks Candle Co., eCreamery, Alexa & Co., Yard Market Nursery, The Gourmet Granola, Apothecuryous, GiornoLight, Plant Potential, Hayes & Associates LLC, Emerald Healing Arts & Apothecary, Permanent Jewelry by Amber Carter, KCole Studio & Academy, Forever Ready – Permanent Makeup INK., The Jerky Workshop LLC, and Kindness Destroys Hate poured creativity into their displays and gave visitors an opportunity to do some early holiday shopping. 

Community Connection

The heart of our event lies in the local community it serves. Just as the Summer Popshop did, the Fall Popshop aimed to bring neighbors together, creating connections and building friendships. We’re excited to provide a platform for attendees to connect, interact, and strengthen the bonds that make Regency Landing such a unique place.

The Regency Landing Summer Popshop, co-hosted by Blue Sky Patio & Pickleball and The Collective, took place on a Sunday, July 16th, from 11 a.m. to 3 p.m. This highly anticipated event brought the Regency Landing community together for a day filled with delicious food, exciting shopping opportunities, and lively entertainment. Let’s take a look at how this vibrant and engaging community event unfolded.

A wide array of food and drinks were available from vendors such as Blue Sky Patio & Pickleball, Noli’s Pizza, Cheeseburgers: A Take-Out Joint, Clean Eatz, Twisted Cork, Early Bird, and Scooter’s Coffee. From mouth watering pizzas to juicy burgers, healthy options to indulgent treats, there was something to satisfy every palate.

Eleven local vendors set up shop at the Summer Popshop, showcasing their unique products and services. Attendees had the opportunity to peruse an exciting mix of boutiques, makers, specialty services, and food trucks from vendors like Hello Ruby, The Kindling Company, eCreamery, Brooks Candle Company, be BOLD, Fancies Be, Soul+Muse, Groom Mobile, Union Soccer, The Eclectic Den, and Fluff & Duff Golf. The marketplace offered a trove of handmade crafts, stylish apparel, and artisanal goods and the local vendors’ passion and creativity were evident in their displays, sparking joy and curiosity from attendees.

Beyond the unmatched food and engaging shopping experiences, the Summer Popshop successfully brought a sense of community among the attendees. The event provided a platform for attendees to connect, interact, and build relationships with their neighbors. With the success of our first Summer Popshop, we’re excited to bring even more opportunities for community connection to Regency Landing this year. 

We’re excited to share that Fleet Farm is coming to Gretna Landing! Fleet Farm is embracing its expansion into the heart of the Midwest with plans for multiple stores in the region. These new locations will join an impressive fleet of 48 locations throughout the Dakotas, Iowa, Minnesota, and Wisconsin. Among the upcoming Nebraska sites are locations at Gretna Landing and on 183rd & Maple Street. 

Fleet Farm is known for being a full-service retail store, specializing in home, farm/agricultural, lawn/garden, and auto supplies; as well as food, clothes, outdoor retail space, and will also have a fuel center with a double drive through car wash. 

Fleet Farm will occupy a 16.3 acre site with over 180,000 square feet of retail space in this location – their second location in the Omaha area. Prepare to indulge in an unmatched retail experience as Fleet Farm brings its offerings to Gretna Landing.
